The Ritz-Carlton Residences, Miami Beach – Elegant Minimalism

Nestled lakeside on over seven-and-a-half acres in Miami Beach, The Ritz-Carlton Residences, Miami Beach is now completed. Developed by global real estate investment and development firm Lionheart Capital, the project is the largest residential adaptive reuse in South Florida, and the first full-scale architectural project in the U.S. by master Italian architect, Piero Lissoni.

Originally constructed in 1925 as The King Cole Hotel, the site was later redeveloped as The Miami Heart Institute hospital, which operated until 2004. The Ritz-Carlton Residences is a private collection of 111 Miami Beach luxury condos including lofts, penthouses, and 15 stand-alone villas ranging from 2,000 to 10,000 square feet.

“Piero Lissoni’s vision for this project was inspired by the unreplicable Miami light. He allowed this to shape his work with glass facades on levels mimicking a Portofino-style village and contrasting the constant light with the use of louvers. These shades allow for air and light to permeate the spaces in while providing a reprieve from direct sunshine, cooling off the residences naturally,” said Allison Greenfield, Partner of Lionheart Capital, the developers of The Ritz-Carlton Residences, Miami Beach.
 

 
Blurring the lines between indoor and outdoor living, Piero Lissoni’s design makes simplicity and minimalism elegant and welcoming. In collaboration with award-winning Miami architecture firm Stantec, Lissoni envisioned each residence as its own concept. Each residence opens up to the landscape with dramatically framed views that lead out to the Miami and Miami Beach skyline – the main inspiration behind Lissoni’s spectacular design.

“The project is an exemplar of an acutely tuned architectural adaptive reuse, resurrecting a substantially obsolete medical campus into a new typology of living,” Stantec’s Senior Associate, Christina Villa.
 

 
The transition from indoors to outdoors is so seamless, that you won’t know where the home ends and the gardens begin. This connection to the outside is evident throughout the property in the way the buildings face the lake, to the way the marina lines the walkway, to the verdant tropical plantings that surround the property.

To achieve simplicity among the 64 unique unit types, unified materials were used throughout including stone flooring and wood, and furnishing throughout the common areas by Living Divani. The Residences boast interior and exterior space which play on the city’s famous light and captures Lissoni’s minimalist vision of blending elegance with simplicity.
 

 
Once inside, owners are greeted with a grand kitchen that serves as the heart of the home. The Designer Boffi kitchens by Lissoni come with expansive stone countertops; Gaggenau Appliance Suite including freezer, gas cooktop, microwave oven, stainless-steel wall over, full-size dishwasher and built-in coffee maker; as well as Zucchetti plumbing fixtures. Also Designer Boffi by Lissoni, the master bathrooms feature Zucchetti fixtures, stone floors and walls, Lualdi oversized glass-enclosed rain showers, and jetted soaking tubs.

To add to the luxury experience, the Ritz-Carlton Residences deliver the gold standard of service with its superior amenities that elevate the Miami Beach experience. Amenities include a lush half-acre pool deck with private cabanas and ecological food forest and community garden where residents can pick their own fruits, vegetables and herbs, and deeded boat slips on a private waterway. Residents also enjoy a club room with a pool table and virtual golf, a spa and state-of-the-art fitness center, a first-of-its-kind art studio, and a fully equipped kid’s room
 

 
The Residences also announced an ongoing partnership with Cynthia Reeves Art Gallery to provide a rotating collection of art to be displayed for residents and guests to enjoy within the lobby, shared hallways and amenity spaces, and even purchase to display within their private homes. Currently, the Residences is displaying the works of one of the most well-known abstract expressionist painters, Lianghong Feng. Additionally, the project is launching an artist in residence program. Curated seasonally, the property will find local artists to be shown in main gallery hallway and take up residence in the art studio to curate programming for residents. An ongoing initiative, the first artist confirmed is Magnus Sodaminand and will alternate every three months.
